MWA’s client acquired this outdated office building with the aspiration to create a first class office facility whilst doubling lettable floor space. The site, located just off Bow Lane in the City of London, is an historic, narrow passage which links Bow Lane to the busy Queen Street. The site is in close proximity to a vast number of listed buildings, and is also within the St Paul’s Viewing Corridor. MWA’s proposals include the rationalisation of the existing floors, complete refurbishment and the addition of four new storeys, doubling the floor space from 11,500sqft to 17,500sqft.
The massing for the scheme was generated through the commission of a daylight and sunlight envelope to ensure the designs accord with BRE guidelines. The proposed extension is constructed from a mix of brickwork and aluminium pressed panels. MWA engaged with the City of London through two pre planning applications, prior to submission of the formal planning application. The project is expected to start on site towards the end of 2018.
