Pre-application prepared for the reconfiguration of a residential building in Hampstead

MWA are preparing proposals for the reconfiguration, extension and refurbishment of an existing residential building within the Fitzjohns Netherhall Conservation Area. The scheme forms part of a pre-application submission and seeks to rationalise the existing accommodation to provide five high-quality, self-contained flats.

The proposals involve a coordinated set of rear and lower ground floor extensions, roof alterations and internal reconfiguration, alongside comprehensive repair and refurbishment works. Changes are focused away from the public-facing front elevation, with new development concentrated to the rear where such interventions are well established. The scheme also includes new landscaping, improved boundary treatments and upgraded energy performance through fabric improvements and replacement windows.

The existing building was historically subdivided into a number of small and substandard units that no longer provide an appropriate standard of accommodation. The proposals seek to improve residential quality, deliver a more appropriate housing mix, and secure the long-term use of the building, while preserving the character and appearance of the conservation area and responding to established local precedent.
