Planning application prepared for a new build aparthotel on Vauxhall Bridge Road

MWA have prepared a planning application for the redevelopment of a vacant commercial building on Vauxhall Bridge Road to deliver a new-build 67-room aparthotel, with commercial space at ground floor. The scheme forms part of a full planning application following extensive pre-application engagement with Westminster City Council.

The proposals retain the residential block fronting Vauxhall Bridge Road and replace the underperforming rear warehouse structure with a six-storey extension aligned with the surrounding townscape. The design responds to the commercial character of this stretch of Vauxhall Bridge Road through articulated massing and a reworked façade, while activating the ground floor with public-facing uses. The scheme is car-free and supported by on-site servicing, cycle provision and improved pedestrian safety.

The existing building has been vacant since late 2024 and is no longer suitable for modern office use due to its layout, condition, accessibility constraints, and poor environmental performance. Following extensive marketing and viability testing, continued Class E use was found to be unviable. The proposals introduce a more appropriate commercial use within the Central Activities Zone, responding to strong demand for visitor accommodation in a highly accessible location while optimising a brownfield site and delivering clear economic and public-realm benefits.
